Sprint 4G Coverage in Roseville, CA - New Android Phones (Samsung Epic 4G, Samsung Intercept)

We visited the Sprint Store in Roseville, California yesterday and...surprise, surprise...their new Samsung Epic 4G (which was just released for sale on August 31, 2010) was on 4G! Huh??? After reading about the 4G coverage areas online, I thought it was only currently available in Stockton, Modesto (and elsewhere) and "in the works" for San Francisco and San Jose. There was no mention of it coming to the Sacramento area, but there it was...4G coverage!

Sprint Store: HTC EVO 4G and Samsung Epic 4G

The HTC Evo 4G (pictured above left) has a very large screen and (of course) is a very large phone...with no slide-out keyboard. The Samsung Epic 4G (two of them are pictured above right) has a smaller screen but it's also a smaller phone than the Evo...and it has a slide-out keyboard. One more thing...the Epic 4G's display is ABSOLUTELY STUNNING!!!

Samsung Epic 4G (as compared to my iPhone 3G)

  • PROS: Amazing display, slide-out keyboard, swipe keyboard option, voice commands, 16MB Micro SD card included, front-facing camera, flash, video camera, built-in Wi-Fi for up to 5 devices (add'l cost of $30/mo.)
  • CONS: $249 price tag + $10 more per month (for 4G?)

Sprint Store: Samsung Intercept

The only other Sprint Android phone that will be compatible with the 2.2 upgrade is the affordably priced Samsung Intercept (pictured below center, phone 5 of 7), which I thought was our only sensible option, until finding out that 4G coverage is on its way to the entire Sacramento area. Now I'm a little torn between the two...4G for $249 vs. Satin Pink for $99?

Samsung Intercept (as compared to my iPhone 3G):

  • PROS: Stylish Satin Pink color, $99 price tag, slide-out keyboard, swipe keyboard option, voice commands, video camera, compact size
  • CONS: Rev-0 (not Rev-A), smaller screen size

Sprint offers new customer a 30-day trial period, so we'll see how it goes when our phones arrive. I think Bob's going to change his to the Samsung Epic 4G...but for now I'm keeping my Satin Pink Samsung Intercept! :)

Seal Coating the Streets of Strada (A John Laing Homes Community) in Roseville, CA 95678

The streets of Strada in Roseville, California (Cortina Circle, Oliva Road, Roseto Road and Vento Court) will be seal coated between Monday, August 30, 2010 to Thursday, September 2, 2010. Here are the details from the Strada Homeowners Association:

  • All vehicles must park away from the areas being worked on by 7am. Any vehicles remaining in these areas will be towed at the owner's expense.
  • There will not be any vehicle access of the areas being sealed and re-striped from 7am to 7pm or until the affected area is properly dry and ready for vehicle traffic. Please be aware that AC Asphalt will remove the cones once these areas are dry. DO NOT DRIVE AROUND THE CONES JUST BECAUSE AN AREA MAY APPEAR DRY.
  • To accommodate in the seal coating of the community, ALL PARKING RULES WILL BE SUSPENDED FROM THE EVENING OF 8/29/2010 TO 9/2/2010. The streets of the community will be available for the garbage zone parking.
  • Homeowners are encouraged to park their vehicles in the opposing portions of the community.
  • Below, you will see the map of the community detailing the areas andd the date of the planned seal coating.
  • It will take about a week for the seal coat to cure completely. Please drive slowly and avoid making sharp turns to minimize power steering marks.

What's the deal with with these "rock bottom" unapproved short sale prices?

Unapproved short sale listings are like a "bait-and-switch" because their list prices are nothing more than a random number that the listing agent/seller came up with...many times simply to delay foreclosure so they can either continue to live in the house payment-free or continue to collect rent from the tenant while they don't pay their mortgage.

They price the home significantly under market value to snag a buyer quickly and submit the short sale offer to the bank. This commences the short sale approval process, which typically takes 4-8 months or longer, depending upon the bank...however, this doesn't always stop a foreclosure from happening (see my blog post) nor does it mean the bank won't respond with a counter offer with a higher sales price.

As you can see by recent home sales, banks usually do not accept "rock bottom" pricing...they sell for market value. Also, homes that are bank owned or short sales typically sell for less money when they need work (the backyard may be overgrown with weeds, the carpet may need replacing, walls may need to be painted and the tile floors may be just plain ugly or small and outdated!) Location also has a lot do with desirability and price...homes that back up to busy streets may sell for less than homes in a quiet location.

The approval process may take months and the bank may require a higher sales price or even foreclose on the home after a buyer has submitted an offer.

This is exactly what just happened with 42 Villa Gardens Court, Roseville, CA 95678 - the bank foreclosed on the home on 7/29/10, the day before the listing agent sent an offer to the bank's short sale department. This home had remained on the market as "active short contingent" (meaning an offer has been submitted on a short sale, but it has not been approved) for 26 days AFTER it had foreclosed, when I wrote a blog post about it and notified the listing agent.

Home Is STILL Listed As "Short Contingent"...But The Bank Foreclosed 26 Days Ago!

Do you ever see a home listed as a short sale that's priced significantly under market value that seems too good to be true? I just noticed a listing in Villemont, a gated community in Roseville, CA where I also have a home for sale (not a short sale or bank owned). These "unapproved" short sale listings do nothing but bring the neighborhood comps down under a false pretense.

  • If a home listed as a short sale does NOT have bank approval AND it's listed way under market value AND it already has a notice of trustee sale...it's NOT very likely that the home can be purchased for its asking price.

For example, there is a short sale currently listed on the MLS as "active contingent" in the gated community of Villemont in Roseville, CA. This home has been contingent since July 30, 2010...but the bank foreclosed and took it back on July 29, 2010! Below is a screenshot showing that this property became an REO (Bank Owned) on 7/29/10:

SHORT SALE TIMELINE FOR 42 VILLA GARDENS COURT, ROSEVILLE, CA 95678:

  1. Notice of default on 9/14/2009
  2. Notice of trustee sale on 6/8/2010
  3. Listed on the MLS as a short sale on 6/28/2010
  4. Foreclosed and bank-owned on 7/29/2010
  5. MLS status changed to "contingent" on 7/30/2010

 

How awful for the buyer of this home and the buyer's agent...they're probably still waiting to see if the bank "approves" their short sale offer! Hopefully, the listing agent will notify them when he receives notification that his listing is no longer valid and should be withdrawn. Maybe this buyer will be interested in my listing...and it's NOT a short sale!
