Loomis, CA 95650 - Terracina Estates Neighborhood Video Tour

Terracina Estates is a custom home community in Loomis, CA (near the border of Granite Bay, CA) with 17 lots encompassing 83 acres. It was developed in 2005 and about one half of the community is built out. The street names in Terracina Estates are: Terracina Lane, Terracina Court and Ruscada Court.

Terracina Estates HOA dues are $295 per month and include the operation and maintenance of the ponds and Bushnell landscaping at the entry. All homes built in Terracina Estates must have at least 4,000 sq. ft. of living area with at least a 3-car garage.

Lot sizes range from 2.5 acres to 4 acres and have sold between $199,000 (most recent sale) and $475,000 (in September 2008). Home sizes range between 4,200 sq. ft. and 10,000 sq. ft. and have sold between $1,027,186 (REO sold on 1/28/09, conventional financing) and $2,500,000 (flip sold on 5/7/10, cash).

A detached 360 sq. ft. studio built in 1959 was the smallest home in Sacramento that sold in 2010. It is on a 0.16 acre lot, so a larger home could be built here, if desired. After 8 days on the market, 618 Kesner Avenue, Sacramento, CA 95838 sold on 3/29/10 for $30,000...$12,000 over the asking price!

LARGEST HOME IN SACRAMENTO, CA (6,938 SQ. FT.) SOLD IN 2010

The 6,938 sq. ft. "Kool Aid Estate" located at 3031 Morse Avenue, Sacramento, CA 95821 was the largest home in Sacramento that sold in 2010. Built in 1962, this 6-bedroom, 6-bath home on a 0.82 acre lot sold for $765,000 ($35,000 under the asking price) on 9/10/10 after 24 days on the market.

CHEAPEST HOME IN SACRAMENTO, CA ($5,000) SOLD IN 2010

Why would Fannie Mae accept a sales price of $5,000 on their asking price of $17,250? Because one lucky lowballer found their fire sale and 12 days on the market seemed like long enough! 4708 36th Street, Sacramento, CA 95820 was a 660 sq. ft. 2-bedroom, 1-bath home built in 1940...and damaged in a fire. At $7.58 per square foot, this is the cheapest home in Sacramento that sold in 2010, no matter which way you look at it!

MOST EXPENSIVE HOME IN SACRAMENTO, CA ($2,225,000) SOLD IN 2010

At the opposite end of the spectrum, 630 Hawthorn Road, Sacramento, CA 95864 sold for $484.33 per square foot, which at 4,594 square feet calculates at $2,225,000. The 4-bedroom, 5-bath home built in 2004 on 1.1 acres was on the market for 390 days before it sold on 5/28/10...for $370,000 under the asking price.

I just received more photos (taken by Denise Boucher of the White Kitty Foundation) when Max the Cane Corso was rescued from the Contra Costa Animal Services "high-kill" shelter on January 26, 2011...and since I've already posted a follow up photo blog to my original post about Max and how his daddy was deployed to Afghanistan, here is a photo slideshow (where I will post photos in the future):

CHEAPEST HOME IN WILTON, CA ($180,000) SOLD IN 2010

It took 101 days and a sales price of $180,000 to find a buyer for 11671 Walmort Road, Wilton, CA 95693, a 4-bedroom, 2-bath, 2016 sq. ft. home on 2.38 acres. This bank-owned fixer upper was built in 1980 and it sold for $8,900 under the asking price on 2/26/10.

MOST EXPENSIVE HOME IN WILTON, CA ($685,000) SOLD IN 2010

What did $685,000 buy in 2010? The most expensive home sold in Wilton...a 4,002 sq. ft. 4-bedroom, 3-bath custom home built in 2007 on 11.13 acres. 10987 Cecatra Drive, Wilton, CA 95693 sold on 10/5/10 after a total of 292 days on the market for $14,950 under the asking price.

This 1,284 sq. ft. 3-bedroom, 2-bath single story home built in 1995 with a 3-car garage is located at 15068 Cozumel Drive, Rancho Murieta, CA 95683. It is on a 0.18 acre golf course lot and sold for the full asking price of $179,000 on 5/28/10.

LARGEST HOME IN RANCHO MURIETA, CA (4,731 SQ. FT.) SOLD IN 2010

At 4,731 sq. ft. of living area, 6320 Rio Oso Drive, Rancho Murieta, CA 95683 was the largest home in Rancho Murieta that sold in 2010. It was built in 1991 on a 0.296 acre lot and has 3 bedrooms, 3 1/2 baths and a 4-car garage. After 155 days on the market, it sold on 4/6/10 for $499,750...$100,200 under the asking price.

CHEAPEST HOME IN RANCHO MURIETA, CA ($155,000) SOLD IN 2010

There were two properties tied at $155,000 for the cheapest home in Rancho Murieta that sold in 2010. The first one at 15552 Topspin Way, Rancho Murieta, CA 95683 sold on 6/18/10 (after 116 days on the market), a 3-bedroom, 2-bath, 1587 sq. ft. single-story built in 2005. The second one at 7504 Callaway Drive, Rancho Murieta, CA 95683 sold on 12/16/10 (after 22 days on the market), a 4-bedroom, 2-bath, 2000 sq. ft. single-story cosmetic fixer built in 2002.

MOST EXPENSIVE HOME IN RANCHO MURIETA, CA ($675,500) SOLD IN 2010

Not only did this home sell for the highest price ($675,500) in Rancho Murieta of 2010, but it also sold for $8,000 over the asking price! After 227 days on the market, 6601 Camino Del Lago, Rancho Murieta, CA 95683 sold on 1/11/10. It was a 3,353 sq. ft. 4-bedroom, 3 1/2-bath home built in 1987 on a 0.39 acre lot.

Today We Rescued A Cane Corso Whose Daddy Was Deployed To Afghanistan

First, I'd like to thank Cris Tarozzi (and Denise!) of the White Kitty Foundation in Walnut Creek, CA for their hard work and efforts in getting a Cane Corso named Max out of a high-kill shelter, Contra Costa County Animal Services in Martinez, CA.

Max was surrendered to the shelter on January 15, 2011 when his active duty military owner from San Ramon, CA got deployed to Afghanistan. The employees at Contra Costa Animal Services were not equipped to handle the adoption of such a large breed of dog (140 lbs.) so Max was scheduled to be put down...until Cris and Denise went to work trying to save his life and contacted Bob after finding our website California Cane Corso.

Contra Costa Animal Services is attempting to contact Max's owner to let him know that his dog was not put down and that he is in foster care. We hope for his safe return after his deployment and would love to return Max to him. It just broke our hearts at the thought of someone serving our country at the expense of losing his dog, so that's why we couldn't allow him to be put down. Thanks, Cris and Denise, for adopting him out of the high-kill shelter!

Max is his call name, but his official name is Roman's Tiberius Maximus and he was bred by Marty Giarocco of Roman Cane Corso in Pennsylvania. He comes from mostly Roman Cane Corso dogs, but he also has Scandifio Cane Corso, Di Guardia Cane Corso and Bel Monte Cane Corso in his bloodlines.

I do not know if the breeder Marty Giarocco of Roman Cane Corso was contacted by Max's owner (who purchased him as a puppy) to notify him that he was being deployed and could not keep Max...but responsible breeders should ALWAYS have an open door and a helping hand for any puppy they produce.

Unfortunately, the vast majority of breeders are NOT responsible, so that's why we have an abundance of animals in rescues and shelters.
